Housing disrepair claims
As a responsible landlord, we treat all reports of property faults with care and priority, and we strive to address any issues promptly. Tenants are encouraged to contact us directly to discuss any repair concerns, rather than pursuing a costly and time-consuming legal process such as a housing disrepair claim.
What is a housing disrepair claim?
A housing disrepair claim is a legal action taken by a tenant against their landlord when repairs or damage to a rented property have not been addressed.
While you are entitled to seek independent legal advice, it is important to consider the following:
- Outcomes are often disappointing for tenants
- The process can be costly, and you may be responsible for significant legal fees
- Even if a claim is successful, a substantial portion of any compensation may be retained by the legal firm
What can I do instead?
If you are considering making a claim against the council because of an issue with your property, we encourage you to contact us first. Many problems can be resolved more quickly and simply when you raise them directly with us.
Claims management companies
We do not work with claims management companies. If anyone visits your home claiming to represent a claims management company and says they are working with us, this is unlikely to be true.
If someone visits your home claiming to be from a claims management company, or suggests you may have a disrepair claim, please ensure that you:
- Ask to see identification
- Contact the police if you feel frightened or threatened
- Speak to us before signing any documents
