Planning appeals
If a planning application for your land or property has been refused or approved subject to conditions which are thought to be unfair or unreasonable, then you can challenge the decision made by us by making an appeal to the Planning Inspectorate.
The Planning Inspectorate processes all planning appeals. There is no third party right to appeal - such as by an objector who is unhappy with the decision to approve the application.
Details of how to appeal a planning decision are included with all our decision notices. Details can also be found on planning appeals on the Government website:
- website: Planning appeals - GOV.UK.
You can start an appeal online with the Planning Inspectorate:
Making representations on an appeal
We will send details of any appeal lodged by an applicant to any property next to the appeal site, and to any individual who made comments on the application before it was decided. You will be invited to make further comments directly to the Planning Inspectorate.
For householder or advertisement appeals there will normally be no further opportunity to make representations at the appeal stage. Any comments received as part of the initial application will be forwarded to the Planning Inspector to review when making a decision.

You can view appeal documents and decisions on our online planning application system.
